Modular Housing Process
Client presents modular housing requirements. Our team evaluates project positioning, use case, functional needs, budget, and delivery timeline. We clarify the engagement model — whether the client requires standard products or fully custom design — and define the corresponding scope and deliverables.
We collect essential project data — including site conditions, land use, geological information, local planning requirements, and building codes. If the client has existing architectural drawings, these are provided as the basis for design development. For overseas projects, we also confirm local building regulations, certification requirements, and climate conditions.
Based on client requirements and use case, we provide initial design proposals covering floor plans, exterior renderings, and structural options. Upon client approval, a formal design contract is executed.
We complete construction documents — including structural calculations, MEP drawings, and interior fit-out plans — and issue a detailed quotation covering materials, fabrication, logistics, and installation. Upon approval, a formal production/sales contract is executed, defining product specifications, delivery timeline, quality standards, and warranty terms.
Full production is carried out at our in-house facility — including steel structure welding, interior finishing, and MEP installation. Rigorous quality inspections are conducted before dispatch to ensure every module meets design standards and quality requirements.
We arrange sea or land shipping based on project destination. KXD can assist with export customs clearance, international shipping, and destination port clearance — ensuring safe, on-time delivery to the project site.
Our professional team carries out on-site assembly using standardized processes — including hoisting, module connection, and system commissioning — significantly reducing on-site construction time and minimizing environmental impact.
Comprehensive quality inspections are conducted to verify structural safety, functional completeness, and design performance. Complete as-built documentation and inspection reports are prepared and formally handed over to the client.
We establish a comprehensive after-sales follow-up program — conducting regular inspections of building conditions and providing ongoing technical support and maintenance services.

FAQ
Q1: What is the service life of modular housing?
Service life depends on product type and maintenance. Permanent modular buildings typically have a design life of 50 years and can exceed 50 years with proper maintenance. Temporary prefabricated buildings generally have a service life of 10–20 years. KXD modular housing uses high-quality materials and advanced manufacturing techniques, with regular inspections and maintenance effectively extending service life.
Q2: What's the difference between modular housing and traditional construction?
Modular housing uses a factory-prefabricated, on-site assembled approach — shifting traditional on-site work to controlled factory conditions. Key differences: shorter timelines — factory production and site preparation can proceed simultaneously; quality control — standardized production ensures consistent quality; reusability — modular design allows relocation and multiple uses; and environmental benefits — reduced noise, dust, and waste on site.
Q3: What scenarios are suitable for modular housing?
Modular housing serves a wide range of applications, including: hospitality (glamping pods, vacation cabins, camp facilities); commercial (sales offices, retail spaces, cafes); office (temporary offices, project command centers); residential (homes, staff dormitories); emergency housing (post-disaster shelters, pandemic isolation units); and international export (modular building export).
Q4: Can modular housing be customized?
Yes. KXD provides full custom design and manufacturing services — clients can specify dimensions, layout, exterior styling, interior configuration, and finishes. Whether for unique hospitality designs or compliance with local standards for overseas projects, we deliver tailored solutions.
Q5: What is the typical cost of modular housing?
Cost varies significantly by product type, level of customization, material selection, and shipping distance. Standard products have more transparent pricing; custom projects require a quotation based on the specific design. We recommend clients provide detailed project information during consultation for an accurate quote.
Q6: Can modular housing be exported overseas? How are shipping and installation handled?
Yes. KXD officially entered the international modular housing market in 2024, with full capabilities for custom design, manufacturing, and international logistics. We provide end-to-end support — including export customs clearance, international shipping, destination port clearance, and on-site installation guidance — ensuring safe, on-time delivery and successful assembly.
Q7: What is the warranty period for modular housing?
KXD provides comprehensive warranty coverage, with specific terms defined in the contract. Permanent modular buildings generally come with a 10-year structural warranty. We also maintain an after-sales follow-up program — conducting regular inspections and providing ongoing technical support and maintenance services.
Q8: What industry standards does KXD modular housing comply with?
KXD modular housing products strictly comply with national and industry standards, including GB50016 Code for Fire Protection Design of Buildings, GB50017 Standard for Design of Steel Structures, and GB50205 Standard for Acceptance of Construction Quality of Steel Structures. Additionally, industry group standards such as T/CASME 2003-2025 Technical Specification for Mobile Modular Prefabricated Buildings provide comprehensive guidance for design, production, installation, and acceptance. KXD maintains internal quality standards that exceed industry requirements — ensuring every modular building meets the highest standards of quality and safety.
